How to read a closing disclosure without a listing agent

The closing disclosure is the last place commission and junk fees hide. You do not need a listing agent to read it. You need a highlighter and an attorney who has the same PDF you do.

Start with the cash to close

Page one tells you what you bring or receive. If that number moved since the loan estimate, stop and ask why before you initial anything.

Then hunt the fee stack

  • Origination and points
  • Title, escrow, and recording
  • Prepaids and escrow cushions
  • Credits the buyer or seller already agreed to
